Located in the Vila Leopoldina submarket (São Paulo, SP) and redeveloped from legacy Votorantim manufacturing assets, Spark is a mixed-use park that currently houses an innovative tenant base of office (traditional and co-working), retail and entertainment users across 4 distinct buildings representing in aggregate 297K SF. Spark is 100% leased.
Altre recognizes Vila Leopoldina’s importance to São Paulo’s future and together with the local municipality launched a public-private partnership to modernize infrastructure, build affordable housing, and transform the neighborhood.
As such, Altre is dedicating material resources to completely reimagine Spark. As the company’s flagship land holding in Brazil, the long-term goal is to master-develop the ~20-acre site into several million square feet of class-A, mixed-use real estate. Groundbreaking for phase I is expected in 2027 and will incorporate office, residential, retail and hotel components.
When complete, Spark will be Sao Paulo’s preeminent live-work-play environment and will act as a bridge between the more established parts of the city and the path of growth along the northwestern branch of the Pinheiros River. Altre is currently working on Spark’s master plan.
